Everything you need to know about living at Alma Gainesville

Who can rent with us at Alma Gainesville?

Anyone who meets Alma’s applicable rental qualifications can live at Alma Gainesville. We are committed to providing equal housing opportunities and comply with all applicable federal, state, and local fair-housing laws.

Rent is due on the first day of each month, as outlined in your lease agreement. If your lease begins on a date other than the first of the month, your initial rent installment may be prorated according to the terms of your lease.

Alma provides a three-day grace period for rental payments. If rent is not received by 11:59 p.m. on the third day of the month, a late fee of 10% of the applicable rental installment may be assessed in accordance with the terms of your lease agreement.

Maintenance requests can be submitted online through the resident portal, where you can provide detailed information about the issue and upload photos to help our maintenance team better understand the request. During office hours, maintenance requests may also be submitted by contacting the main office. For after-hours emergencies, please contact Alma’s emergency maintenance line.

An emergency maintenance request is a condition that presents an immediate threat to resident safety, building security, or significant property damage. Examples include fire, smoke, or a burning electrical odor; a gas leak or suspected gas leak; major flooding, burst pipes, or uncontrollable water leaks; sewage backup or overflow; electrical sparking, exposed live wires, or electrical arcing; loss or malfunction of a critical life-safety system; fire alarm or sprinkler system issues; an apartment or building entry door that cannot be secured; a broken lock preventing safe entry or exit; major structural damage; ceiling collapse or significant ceiling failure; elevator entrapment; loss of essential water service; significant water heater failure; complete loss of power to a unit; or a major HVAC failure creating a potential health or safety concern.

 

For emergencies involving fire, a medical emergency, an active crime, or an immediate threat to life or safety, call 911 first and then notify Alma’s emergency maintenance line when it is safe to do so.

For general questions or non-emergency concerns after office hours, residents are encouraged to contact the leasing office by email or text. Our team will respond as soon as possible during normal business hours. For maintenance issues that qualify as an emergency, please contact Alma’s emergency maintenance line.

Alma respects the privacy and security of our residents. Maintenance and authorized property staff may enter an apartment when permitted under the terms of your lease and applicable law, including to complete a submitted work order, perform necessary inspections or maintenance, or respond to an emergency situation. When advance notice is required, Alma will provide notice in accordance with the lease and applicable law.

Security deposit amounts vary based on an applicant’s qualifications and the terms of the lease. Depending on the applicable qualification criteria, the required deposit may range from $200 to one or two months’ rent.

Alma allows residents to have guests in accordance with the guest policy outlined in the lease agreement. Guests may stay for up to three consecutive nights, subject to the terms and conditions of the lease. Residents are responsible for ensuring that their guests follow all Alma community rules and policies.

Alma offers limited on-site parking. Parking starts at $25 per month for cars and scooters, subject to availability and the applicable parking terms and policies.

Alma is a pet-friendly community. Approved pets are subject to the applicable pet deposit and monthly pet fee, currently $200 and $25 per month, respectively. Breed, size, and other restrictions may apply as outlined in the lease and community policies. Assistance animals are not considered pets and are handled in accordance with applicable fair-housing laws.

Alma is a smoke-free community. Smoking is prohibited in accordance with Alma’s community rules, policies, and lease agreement.

Alma offers refrigerated package lockers located on the first floor in the residential lobby. These lockers may be used for eligible grocery, food, and other deliveries, allowing residents convenient access to their deliveries when they are available for pickup.

Alma has partnered with RoomSync to help make the roommate-matching process as seamless as possible. During the term of your lease, if you have questions or concerns regarding your roommate, you may contact the leasing office and speak with the property manager. Our team can help facilitate communication and provide guidance in accordance with the terms of your lease and Alma’s community policies.
